CONSIDERATIONS FOR SELECTING A TITLE COMPANY

Reputation: How is the company perceived in the community? Do you know others who have closed there? Does the company have a visible presence in the community?  Bayshore Title has built its business on our reputation and repeat customers, and we are proud that this has enabled us to become the largest title company in South Tampa.

Experience: How long has the company been in business? Are the closing agents licensed and qualified? Bayshore Title was founded in 1984 and has been under continuous ownership since. All of our closers are licensed by the State of Florida and have been through extensive training.

Ownership: Who owns the company? Is it local or long-distance ownership? Are there ownership affiliations, which might create a conflict of interest? Bayshore Title is an independent agency owned and managed by Cindy and Bruce Tigert. They are “hands on” owners, working full time on a daily basis. They have resisted the movement toward controlled business by maintaining their independent status and thereby avoiding the conflict of interest issue

Underwriter: Who is the underwriter for the title insurance policies, and what is their reputation? In Florida, five major underwriters write 80% of the policies. Does the agency write through one of these major underwriters?  Bayshore Title’s underwriters are Commonwealth Land Title Insurance Company and American Pioneer Title Insurance Company, two of the five largest underwriters in the State.

Price: In too many cases, the price seems to be the primary consideration; however, because charges are established by the State, the price variations between companies will be minimal. We encourage you to call for a quote prior to placing you order; you will find Bayshore Title’s price structure to be very competitive.

Facilities: Are the offices convenient, attractive, and adequate: Has the company invested in the kind of equipment necessary to give the highest level of service possible? Bayshore Title’s award-winning building on Henderson Blvd. is not only convenient and attractive, it was designed to facilitate our business and accommodate our customers. We have also made a substantial investment in our computer and communications equipment to assure that we remain on the leading edge of technology.

Accessibility: What happens when you call? Are you talking to a real person? Is your call returned promptly? At Bayshore Title, we work in teams. Each team includes a closer and a processor who are familiar with your transaction. If the closer is unavailable at the time of your call, you may speak with the processor or leave a message in our voice mail system.

Service: This is the catch-all phrase that is used to describe all of the factors above.But service is a lot more than that; in fact, the main ingredient in service is one thing: ATTITUDE.
